Wellington House is a commercial project in Wimbledon for Columbia Threadneedle.
The scheme includes the refurbishment of ground floor retail spaces and existing B1 office above with the addition of a part-two storey roof extension and rear infill to create an uplift of 2,535 sqm, doubling the existing area.
The dated existing façade, which is deemed a negative contribution to the area, is to be completely removed and replaced with contemporary, patterned brickwork with black mortar reflecting the details found on local architecture. Furthermore, the building steps up towards the corner of Wimbledon Hill Road relating well to the neighbouring 2 Mansel Court and Melbury House opposite.
The development also offers an opportunity to greatly improve the building performance, delivering a BREEAM rating of ‘Very Good’ incorporating green roofs, planted terraces, and PV panels. The building will also incorporate bike and changing facilities together with improvements to the public realm.
The new Wellington House, designed as a ‘gateway’ to Wimbledon, will be a significant improvement to the existing and provide a positive contribution in the heart of Wimbledon Hill Road Conservation Area.
