Our proposal for the renewal of this site near Tottenham Court Road stitches together two existing buildings to create a high quality and characterful shared workspace for start-ups and technology firms in Central London. The design introduces a series of impressive double height spaces by knocking through the ground and basement floors. This brings natural light deep into a central hub space – a town square for building if you like – nurturing opportunities for networking, socialising, learning and presenting - to create significant added value for the serviced office tenants.
The existing site comprises two vacant and dilapidated mid twentieth century buildings near to Tottenham Court Road Station. Our approach to the retained elevations is to ‘ossify’ their run-down brickwork with an applied diluted limewash finish. This brightens and unifies the facades to reflect their newly combined identity and use, while maintaining a sense of the materiality of the retained structure. Additionally the entrance is significantly opened up allowing front to back views through the building and daylight deep into the plan. The design of the single storey roof extension creates an additional level of high specification office space with minimal impact to existing massing and views.
